Ocala Palms and Pine Run are more affordable alternatives with solid amenities and well-established resident communities. The Villages, while primarily in Sumter County, bleeds into southern Marion County and is worth understanding as part of the broader retirement landscape. The Villages is primarily located in Sumter and Lake Counties but its influence and expansion have pushed significantly into southern Marion County — particularly around Belleview and the US-441 corridor. Buying in this area means proximity to The Villages' amenities and lifestyle without necessarily being inside the community's HOA and fee structure. Property values in this corridor have appreciated significantly as The Villages has expanded and that trend is expected to continue. The Ocala National Forest covers nearly 400,000 acres in eastern Marion County — making it the southernmost national forest in the continental United States and one of the largest sand pine scrub ecosystems in the world. For property values it functions as a permanent green buffer that protects the eastern edge of the county from overdevelopment and preserves the rural character that buyers are paying for. Properties adjacent to or near the forest tend to hold their character and appeal over time. It's a genuine long-term value factor I factor into every eastern Marion County property evaluation.
